Acquisition Services are rooted in research of our target locations; Mayfair, Kensington, Chelsea, Belgravia, St. James and Knightsbridge, in order to understand the dynamics and benefits provided; including how they perform as lifestyle locations.   

 

Initiating with an in-depth consultation on your personal objectives, needs and wants; we would analyse to see how this would transpire into London real estate and lifestyle terms. With this, we can configure the ideal location and property.

Through a network of partners, we are able to delegate the responsibilities associated with the purchase and management of real estate, forming a stable and competent team to acquire and manage your assets.

Our acquisition services are summarised as follows;

  • In depth consultations supported by direct market observation

  • Detailed profiling of locations and properties. 

  • Sourcing of properties that are off-market (not available on the open market). 

  • Sourcing of properties available on the open market through collaboration with real estate agencies / consultancies. 

  • Negotiation of terms of purchase, including price and the management of transaction.   

  • Sourcing of suitable mortgage providers. 

  • Asset management, including leasing and income management.  


The above service details are delivered with absolute discretion; our partners sign non disclosure agreements.   

the service fees

 

For open market, asset acquisition mandates, the executive pays the fee of 1.85 %  on exchange of contracts.  For off-market acquisitions; the fee payable is 2.5% of the asset sale price on exchange of contracts. Both rates are exclusive of VAT.

  • Confirmation of interest to purchase

  • Highlight of investment criteria including asset type and investment performance ratios.

  • Declaration of agreed terms and acquisition mandate signed. 

  • Identification of target assets in location.

  • Basic terms proposed to both sides for potential transaction.

  • Asset credentials presented and viewings arranged.

  • Due diligence initiated with asset inspection and investment analysis.

  • Final terms declared, negotiated and agreed.

  • Memorandum of Sale completed, instructing solicitors to proceed with Sale and Purchase agreement to transfer ownership.

  • Full transaction management support provided to ensure positive relations and steady progress.

  • Confirmation of exchange and completion dates.
