Our off market operations restrict the broad advertising of assets and the blind advertising to prospective investors. Our approach to clients is direct and in accordance to specific, prescribed, pre-ordained requirements and aims. Client mandates are authored on the basis of long term programs written for the optimisation of real estate portfolios.

We offer real estate consulting for the purpose of investing and lifestyle management, orienting consultations on either the enhancement of financial benchmarks or the  pre - determination of personal and familial objectives, such as the cultivation of longevity in familial wealth through asset growth and the progressional transfer of wealth to future generations.  These two orientations, of investing and lifestyle are not interchangeable. Open Market Transactions

​

Open market transaction involve public marketing and where assets are of a high profile nature, advertising such assets attracts attention and curiosity. Those these can be managed with effective control, discretion is ultimately lost and the identification of the company, executive or private individual is to some degree exposed. We are experienced and disciplined enough to ensure that exposure is kept to a minimum as we ensure confidentiality agreements, as well as checks to qualify the buyer.

Open market transactions for the buyer impose little disadvantage but the main is that there is increased competition.

  • Open market transaction costs: 1.85%

The open market transaction is funded by the seller, including advertising and Mountesque's agency fee of 1.85% plus value added tax.

Off Market Transactions

​

Off market transaction: providing benefit to both buyer and seller in the form of discretion, simplicity and better control for both parties but in order to achieve the success of an off-market transaction, precision marketing strategies are adopted by our team, to reach the correct buyer, with the correct asset from the in-market seller.

We are taking instructions only from a buyer or seller but never both. The fee is payable by the party that has issued the instruction.

​

Property Management

​

Now that the property is held within the portfolio, it's performance needs to be matched with it's potential, possibly engaging the need to develop the property or to hold in order to benefit from growth trends for that type of asset. If demand grows then so does it's income potential. We provide statements to both landlord, tenant, accurately collect and distribute rental funds whilst also managing and paying contractors for regular property maintenance.

  • Standard portfolio and asset management costs :  12% on rental income.

Management Mandates

​

Management mandates supervise the organisation and delivery of sales campaign, for either a single or package of multiple assets as part of a portfolio.

Such mandates include Master Agency where Mountesque will act as the senior agent to delegate agency mandates to suitable, competent agents. We're a meticulous organisation in our infrastructure standards; permitting a superior ability manage complexed or sensitive projects.
